FIRE ESCAPE CODE HIGHLIGHTS – NEW JERSEY

Fire Escapes Must Be Inspected & Certified Every 5 Years
New Jersey adopts 2012 IFC §1104.16.5.1, which mandates:
• Fire escape stairs must be examined every 5 years
• Inspection must be performed by a licensed design professional (engineer or architect) or another person acceptable
to the fire code official
• A written inspection report must be submitted to the local Fire Official (AHJ)

Regular
Inspections

Fire escapes must be certified every five years by a licensed Professional Engineer.

No Combustible Storage:

Combustible materials or containers must not be stored or placed on or near fire escapes.

Load Testing

If deterioration or other safety concerns are identified, load testing is required to validate that repairs were effective.

Structural Condition Monitoring:

If corrosion, loose connections, or damage occur, structural integrity may be compromised.

Clear Access and Maintenance

Fire escapes must remain free of snow, ice, debris, and belongings to ensure a clear path in the case of an emergency

Fines and Liability:

If certifications lapse, fines may pile up, insurance rates may climb, and landlords may be liable for resident injuries

On-site Structural Review

Our licensed engineers visit the residence and identify any repairs or maintenance that need to be done.

Repairs and Maintenance

Building owners perform maintenance and repairs that are necessary with the help of qualified contractors. Sabio Engineering Services can recommend contractors or design structural repairs if necessary.

Follow-up Inspection

Sabio Engineering Services comes to the property again to verify that repairs were performed and that workmanship is satisfactory.

Load Testing

Sandbags are loaded onto the fire escape to ensure it can support the required loads.

Sealed Certification

After verifying that the fire escape meets state and local requirements, Sabio Engineering Services delivers signed and sealed certification that is valid for five years.
